How PMS integration actually works with LeaseSurance

Property managers evaluating LeaseSurance tend to ask the same question first: how does it actually plug into our system? This is what the connection does, and what it takes off your team.

What Gets Connected

LeaseSurance connects to your PMS at the data level. Live integrations run with MRI Property Central, MRI PMX, WeconnectU, PayProp, Modus10 and Xero.

Four workflows cross that connection: billing, tenant onboarding, lease checkout and claims. Each one runs inside the system your team already works in.

Billing Automation

A native charge code for the monthly fee is created in your PMS. The fee appears as a line item on each enrolled tenant's rent statement and is collected with the rent, through the process your team already runs. Nobody raises a separate invoice or keys the payment in by hand.

On residential leases that fee buys Zero Deposit™ cover in place of a cash deposit, and on commercial leases it buys Zero Capital™. LeaseSurance invoices the property manager monthly for the active policies in the portfolio, and collection status stays visible per tenant and per portfolio.

Tenant Onboarding

When a new tenant is approved and their lease is captured in the PMS, they are enrolled off the back of that record. There is no second application to complete and nothing to wait for: the same event that creates the lease activates the fee and issues the policy.

Claims and Checkout

At lease end, checkout runs through your standard final account procedure. The final account data is what the claim is built from. Claims are filed in LeaseHub™, where claims and portfolio reporting sit, with the supporting documents attached, and tracked from submission through to settlement.

What This Means in Practice

For a portfolio of 5,000+ units, the integration removes hundreds of manual touchpoints a month. Implementation usually takes 4 to 8 weeks, and existing leases carry on untouched while it happens.

That administrative load is also what makes cash deposits expensive to run. We go through it in more detail in what a deposit costs a large portfolio once admin and disputes are counted.
